What's the best type of paint for interior walls?

This is probably the most common question I get asked, and honestly, there's no single "right" answer. For most interior walls, you're usually looking at latex (water-based) paints. They're super easy to clean up, dry fast, and don't have that super strong smell oil-based paints used to. Within latex, you've got different sheens: flat, eggshell, satin, semi-gloss, and high-gloss.

Flat paint hides imperfections really well, which is fantastic for older homes or walls that aren't perfectly smooth. The downside, though? It's not very washable. So, I usually don't recommend it for high-traffic areas or homes with kids and pets. Eggshell is a popular choice for living rooms and bedrooms; it's a bit more durable than flat, offers a subtle sheen, and still does a pretty good job hiding minor wall flaws. Satin is even more durable and washable, making it perfect for kitchens, bathrooms, and hallways. It's got a bit more shine than eggshell. Semi-gloss and high-gloss are incredibly durable and easy to clean, but they show every single imperfection on the wall. We typically save these for trim, doors, and cabinets.

For Shoreline homes, especially those older ones in areas like Richmond Beach or Innis Arden that might have a bit more character in their walls, I often steer folks towards eggshell or a good quality satin. You get that durability without highlighting every little bump, you know?

How long does interior paint really last?

You want an honest answer? It depends. A good quality interior paint job, done right, can easily last 5 to 10 years, sometimes even longer. But a bunch of factors play into that. First, there's the quality of the paint itself. Don't skimp here. Better paint has better pigments, binders, and resins, which means better coverage and durability. Second, the prep work. If you don't clean the walls, patch holes, and prime properly, even the best paint won't stick or look good for long. Third, think about wear and tear. A kid's bedroom or a busy hallway is going to show wear faster than a formal dining room that only gets used a few times a year. Humidity also plays a role, which is something we deal with a lot here in the Pacific Northwest. High humidity can sometimes affect paint adhesion over time, especially in bathrooms if ventilation isn't great. So, while your living room might get a decade out of its paint, that bathroom might need a refresh after 5 or 6 years.

Do I need to use primer?

Short answer: usually, yes. Primer is like the glue between your wall and the new paint. It helps the topcoat stick better, gives you a more uniform finish, and can save you money by cutting down on the number of topcoats you need. Here's when it's especially important:

  • Changing colors dramatically: Going from a dark color to a light one, or vice versa, almost always needs primer. It helps block out the old color and makes sure the new one looks true.
  • Painting over repairs: If you've patched holes or drywall, those spots will absorb paint differently than the surrounding wall. Primer evens out that porosity.
  • Painting over glossy surfaces: If you're painting over old semi-gloss trim or a cabinet, a bonding primer will give the new paint something to grip onto. Otherwise, it'll just peel right off.
  • Dealing with stains: Water stains, smoke, or grease? You absolutely need a stain-blocking primer. Otherwise, those stains will bleed right through your new paint.
  • New drywall: Unpainted drywall is super porous. Primer seals it up, giving you a smooth, even surface for your topcoats.
